Homeowners deserve a second legal opinion, but how?

Only about 10% of medical patients get a second opinion, yet of of those who do, nearly half have a life-changing benefit.
Second opinions... it's the same with home remodeling projects, financial advisors ... and lawyers!

- Since the turnover, our HOA has added a dozen new policies... but are they lawful?
- Initial analysis shows at least two policies appear to be legally unenforcible (i.e. a waste of time and money) or even conflict with our governing documents.
- Do our vendor contracts comply with all state and federal statutes?
- One major contract clause appears to violate Florida Consumer Debt Collection practices exposing our HOA to significant fines and penalties.
- The last straw was discovering inaccurate official filings (twice!) with the Florida Secretary of State's Division of Corporations.
- This 2026 Annual Report falsely claims that Medley has only 3 directors instead of the actual 5. WTH?! (Filing false reports is a class 3 felony.)
If you review Medley's law firm's contract (hastily signed during the 2024 turnover election debacle), nobody except our HOA President is allowed to contact them. Yet undisclosed committee members appear to be appointed/permitted to generate legal fees on our behalf!
We homeowners deserve a qualified legal audit of Medley's policies, contracts and compliance.
Fortunately, an Ad Hoc group of homeowners has engaged an independent HOA lawfirm - Block & Scarpa. That firm does not have conflicts of interest with Lennar, our key vendors or CAMs and they ONLY represent the HOAs/members. (Recall that one of Medley's current lawfirms actually required a conflict of interest waiver to represent us.)
