Medley's Lineup:  
Who's who of the entities affecting homeowners


We all love our Medley Community but it can be difficult to understand the big picture.  Your neighbors have created this Lineup of all the entities that make up Medley at Southshore Bay.  These companies include the developers, builders, two homeowners' associations (HOAs), two public community development districts (CDDs) our current and prior licensed property management companies (CAM/CAB).    We've include the links you need to keep informed and get involved in community oversight

Dune ('Declarant')
DUNE FL Land I, LLC and DUNE FB DEBT LLC (Del.)

"Declarant" in our Declaration documents. They're Delaware-based private LLCs and initiated the Hidden Creek CDD in 2013.

Metro Development Group, LLC

Private, for-profit Florida LLC that created our Master Plan and worked with builders Lennar, DR Horton etc to divvy up the property.

Medley's original Clubhouse owner, established by builder Lennar.  Our HOA purchased the clubhouse in November 2025 from them.

Florida not-for-profit corporation.  Medley is a subset of SSB HOA and Medley and DR Homeowners pay quarterly dues to them.  FEI Number: 83-2193305

The "Lagoon" for which we pay quarterly membership dues.   Florida private for profit LLC.  FEI Number: 84-3694506

Florida not-for-profit corporation.  Medley's HOA which now includes the Clubhouse purchased from LEN.   FEI Number: 83-2193305
