The Saga of the White Lanai Roofs

When is "grandfathering" appropriate?

It's true that our governing documents state that lanai extension roofs must not be white.  However that has rarely, if ever, been enforced prior to this year.   Previously, when Lennar ran the HOA, there was no oversight on roof color and so white lanai roofs multiiplied at Medley (because they reflect the heat). 

 

Fast forward to 2026 and it seems that the current architectural committee, the Board and Castle intend to enforce this restriction which will cost dozens of homeowners thousands of dollars in remediation (plus potential fines or fees.)    

 Some of these noncompliant white roofs literally cannot be seen by anyone, others have been here for years.  Other owners may have purchased resale homes with them already present.   At some point, enforcement just becomes petty and expensive for residents.

Arhitectural restrictions have their place -- we dont wan't blue painted houses, chicken coops or windmills.   But are white lanai roofs really detremental to our community?   Let's work together to find a way to grandfather all the existing roofs and move on -- saving both money and good will.
Since we now both own and run Medley's HOA, we should be able to resolve this issue.
