How many homeowners control Medley's $2 million budget?

Medley is fortunate to have many homeowners volunteer to participate in the vital roles.  We were curious about overall homeowner representation so, beginning with 2024, we analyzed the makeup of all the Transition and Post-Turnover boards and committees.  The total is 22* including Boards, Officer roles, Committees, CDDs and Master HOA positions for those three years.  


Although a total of 61 homeowners (7%) have served in 1 or more roles, an elite 2% (16) currently serve/served 3 to 7 roles each**, effectively controlling our entire community's budget.


 How does this occur?  Well, we members elect the Board of Directors (as well as CDD supervisors), and then the Board interviews and selects among the homeowner volunteers.  It appears that a few homeowners (sometimes also family members) are selected for key committee financial roles including Finance, Club, Policies and Landscape committees.   

These vital committees vary in their transparency with the membership.  (For some, the committee's roster of members isn't even posted on TownSquare ðŸ˜‘, yet other committees are very transparent -- actively soliciting all members' feedback and posting their proposals in advance of public meetings.  ðŸ˜ƒ)

    • Nominations for three (3) Hidden Creek CDD seats are due in early June.  (HC CDD serves north Medley and DR Horton homes.)
    • Nominations for two (2) Southshore Bay CDD seats are due in early June.  (SSB CDD serves Medley's home south of Windy Grove.)
    • Nominations for three (3) expiring seats on the Medley HOA boardwill be accepted end August/early September.  (Be sure your fees are up to date.)
    • Board makeup of Southshore Bay 'Master' HOA is unclear.  A membership meeting / election have not held in the past 2 years for the one resident seat, the Developer owns the rest of the seats.   (see separate post on it.)
