Southshore Bay HOA -  Transparency is sort of improving in 2026

MARCH 6, 2026, UPDATE: The Southshore Bay HOA (Medley's master HOA)  and management (Kai/Breeze) held a followup meeting where the board approved the proposed 2026 budget and carried over a deficit from 2025.    The new amount includes an increase from $236.62 to $271.62 per quarter, mostly due to increase in UltraFi costs (5% guaranteed increase each year for 2025 and 2026.)   SSB HOA now has grown to 2041 homes.
The new amount is retroactive to January 1 so if you already paid for Q1 by check, add the difference.   Coupon books were mailed in April.  ​If you have automatic withdrawal, the Association Manager said that it would be withdrawn automatically.

Dec. 29, 2025 - RECAP

 Kai and the master SSB HOA board held the first public meeting with residents in over two years! 

    • However, the association managers from Kai announced that the budget couldn't be finalized and that there would be no board vote on the budget yet.  Three board members attended by zoom (although the remote option was not afforded to homeowners.
    • About 40-50 homeowners were in attendance and asked finance questions yet no budget could be approved.
    • They announced that late fees would be waived until the budget could be resolved.

    • Despite being listed on the agenda, there was also not a membership vote to elect a Resident Director as planned The CAM indicated that the board may appoint a replacement, however, the prior director only had a one-year term so it seems like a new member election is warranted.

    • Both issues will be covered in a future to-be-scheduled meeting (see March update above.)
    • Audited financial statements are required 120 days after year end (end of April for 2025.)

    SUNSHINE NEEDED

    2024-2025 RECAP 

    • The SSB HOA didn't meet publicly with homeowners for an entire year in violation of Florida Statutes §720. (See 720.306(2))
      • We were not mailed an announcement of Annual Meeting in 2024 per FL §720.306(5).  (By contrast, one was mailed for the 2023 annual meeting.)
      • There was no election held for Resident Director in 2025, yet the prior term was one year so it has evidently expired without a new election. 
    • During that time, it appears that our community's master plan may have changed (without notice to homeowner or buyers) to maintain corporate developer control.  We are also investigating whether the Skymor rental units, now called "plotted townhomes", were originally shown as individually-owned Villas per the Developer's Master Community Plan.
    • Voting rights: the Developer (as 'Class B member') already gets 3 votes to our 1 homeowner ('Class A') vote until the homes are sold, per our Declaration.  We will be outnumbered unless Medley homeowners partner with DR Horton and Holiday homeowners.
